Church Street, Tollesbury, Colchester, CM9

6 Bedroom Detached House Sold

Bohuns Hall is a beautifully presented Grade Two Listed home, located in a quiet rural position on the north banks of the River Blackwater, just a quarter of a mile to the south of the Village of Tollesbury.

The house has longstanding connections to the Royal Family, having been gifted by King Henry the VIII to Lord Cromwell in 1539. Since then it has grown and evolved with its most recent significant extension having being added in the 19th century.

Recent owners (including our clients) have carried out sympathetic renovations allowing the house to meet the demands of modern family life whilst being careful to protect its heritage. These include high ceilings (even on the second floor), large sash windows, oak doors, stained glass windows and doors, studwork and ceiling beams.

The property is an ideal home for families looking to escape the hordes or even for Londoners looking for a country retreat (the M25 being just 40 miles from the front door).

A significant improvement made in 2019 was the total renovation of the kitchen, dining and breakfast areas. These have been cleverly opened-up into a semi-open plan formation, merging the dining room (with its beautiful wood floor) and the breakfast room into the kitchen. The simultaneous addition of a pair of external French doors now allows easy movement from the kitchen onto a newly built terrace.

Features in the kitchen include hand-made units with a central island, an Everhot cast iron range, a natural stone floor (which continues to the patio), and a Butlers sink.

Other highlights of the ground floor include a drawing room with an open fire and a bay window (enjoying views to the Blackwater), a sitting room with a log burner and a second bay window and an entrance hall which our clients use as a music room. Practical additions include a fitted boot/utility room, WC’s at either end of the house, a reception hall and a study which also has views towards the river. There is a cellar with stairway access which provides additional storage below the house.

There are four double bedrooms on the first floor. The largest of these enjoys southerly views and sits adjacent to a sizeable bath/shower room, whilst the second and third rooms enjoy a Jack-and-Jill shower room arrangement. A charming library sits above the reception hall and is perfect as a homework area.

The second floor has two double bedrooms, a large bathroom and a separate WC. With no adjustments necessary this entire level could function as a master suite.

The house sits in grounds that measure approximately 3.25 acres with the property being approached via electric gates and a sweeping drive that divides to either side of the house and has a turning circle.

There are several areas of lawn including one that abuts the southern boundary and which enjoys spectacular views to the river. A copse spans much of the eastern boundary and makes for an ideal adventure space for youngsters.

Outbuildings include a garage, four store rooms (two on the ground level and two above the garage) and a delightful office which would suit anybody working from home and a recently built summer house which sits in an elevated position above the tennis court and which has a wine store beneath.

The centre of the village of Tollesbury is only a short walk from the house and includes a village store, a pharmacy, a marina with two sailing clubs, The Kings Head Public House, a doctor’s surgery and bakery. A series of local footpaths connect to Tollesbury Wick Marshes and the water’s edge Blackwater Estuary.

For more extensive services, Maldon is ten miles from the property whilst Colchester and Chelmsford are twelve and twenty miles away respectively.

Kelvedon Station is just over eight miles from the house whilst Witham is twelve miles away, where services to London Liverpool Street run with journey times of just above and just below fifty minutes respectively.

As well as good local schools there are a number of excellent private schools within driving distance including New Hall in Chelmsford and St Mary’s (for girls) and Holmwood House in Colchester.

We understand the property is connected to mains water and electric. The house has a private sewerage system and an oil-fired central heating system. No EPC assessment has been carried out as the property is listed.
Please note that on the site plan, the property is incorrectly referred to as Bohuns Manor.

Using the postcode CM9 8QL find Church Street in Tollesbury and follow it to its southerly conclusion. On arrival at a farmyard fork left through the farmyard until reaching the gates for Bohuns Hall.
