Why our fees are advertised including VAT.

We are one of the few (VAT registered) firms of estate agents who publishes our charges including VAT rather than excluding VAT.

This has caused some confusion among potential clients when they make comparisons between us and other firms, so I thought I would explain why we do it.

Advertised fees
Unlike most of the firms with whom we normally compete, we have committed to publishing our charges on our website. This was done so potential clients knew where they stood before inviting us to visit their homes and we have found this transparent approach has been well-received.

ASA codes
A knock-on from this approach is that the Advertising Standards Authority will consider us to be advertising our fees, meaning we must now meet their requirement to include any non-optional taxes in our marketing material.

Therefore, we advertise with VAT included rather than using a “plus VAT” caption which, in any event, seems sensible given that very few of our clients are in a position claim the VAT on the fees they pay us.
